Inspection Reports

Within a timely manner you will receive an inspection report of findings. Most inspection reports will include the following major areas of the report plus a few others. A brief description is below for each, but not in full detail. Your inspector may suggest based on the findings, you contact a certified professional in any of these areas for advice on repairs, The inspector is pointing out visual potential issues, the certified professionals in these areas will then advise repairs/costs.

From the ground level things that will be looked at include gutters, downspouts, flashing, vents, roof covering, skylights, etc.

Areas to be inspected include siding, flashing, trim, doors, decks, balconies, steps, porches, patios, railings, soffits, facia, decorative ponds,

etc.

This includes foundations, basements, visual structural components. Visual water penetration areas, 

The heating and cooling source will be described, and those inaccessible will be noted. Fireplace dampers will be checked for operation, hearth areas will be checked for clearance.

Geometric Backsplash

Shut offs will be located, toilet functioning, fixtures, faucets, determine water supply type, drain system, etc.

Service line will be looked at, meter box, main disconnect, panel, breaker, fuses, sampling of switches, receptacles, fixtures, amperage rating, smoke detector absences, etc., 

Insulation and vapor retarders will be inspected in unfinished spaces and visible spaces, ventilation will be observed of attic and basement areas, 

Walls, ceilings, and floors will be observed. Also stairways, balconies, railings, counters, and a sampling of cabinets., windows, interior doors, garage doors, 

All potential buyers should get a home inspection.

 

Spending a few hundred dollars prior to buying, could save you thousands after its too late to negotiate.
